A Buyer Agency Contract (BAC) is a legal document that establishes your working relationship with a licensed Real Estate Broker. It specifies the services you will receive and what your agent expects from you in return. Home buyers should regard it as a key tool for setting clear expectations, building mutual loyalty, and significantly improving the quality of services provided.

 

1. Receive a higher level of service.  When you formalize an agency relationship with Berkshire Hathaway Home Services and The Honeywill Team you are treated as a Client rather than just a customer. What's the difference? Clients receive superior services compared to customers. A Client means that you have formed a fiduciary or agency relationship with a Broker and it’s Buyer's Agent.

2. Get more without paying more. Many home sellers have already agreed to cover the buyer agent
commission. If they haven't, you can request that your agent avoid showing those properties.
Alternatively, you can still consider viewing the home, knowing you may need to account for your agent's commission in any offer you make. Buyers have always paid real estate commissions.

Buyer Agency Contract
 
It is Berkshire Hathaway Home Services policy to accept compensation offered by a listing broker, called Cooperating Broker Compensation Agreement. If a listing broker offers cooperating
compensation that is less than the Buyer Broker's Fee, Buyer may authorize their agent to negotiate an increase by using the
Agreement of Sale, Seller Concessions option. 

3. Prevent misunderstandings.  A Buyer Agency Contract helps set clear expectations, outlining what
services the Broker will provide and what they expect from the Buyer, emphasizing loyalty.
Pennsylvania Association of REALTORS® has provided brokers a Buyer Agency Contract for over 20 years.
Today, this contract is mandatory before a Buyer can see a home.

4. Agency relationships are built on mutual consent.  Most representation agreements have a specified duration of 90 days or longer. The Honeywill Team is willing to end the agreement early if the working relationship isn't satisfactory with a 15 day notice..

The Honeywill Team Adopts Your Interests as Their Own

Buyer’s Brokers have what’s called a “fiduciary duty” to their clients. Legally and ethically speaking, that’s the highest duty of care that a professional can owe their client. In legal jargon, the client is referred to as the Broker’s Principal. In all respects, Brokers must do what they can to advance their client’s interests as they relate to the home purchase as if they themselves were making the purchase.
